Estate clearance cost – and what it is made of

3 min read

How much does estate clearance cost? We break down the factors that affect the price, indicative prices, and how you can reduce the cost.

Clearing an estate is significant for many, both emotionally and financially. One of the first questions is often: what does the clearance cost? The answer depends on several factors, but in this article we explain how the price is formed clearly, so you can estimate the cost and recognise a fair offer.

What is the price of an estate clearance made of?

There is no single fixed price for an estate clearance, because every home and situation is different. The price is affected above all by the following:

1. Size of the home and amount of belongings

The larger the home and the more contents, the more work and transport the clearance requires. A studio is cleared faster and more cheaply than a full house with a garage, storage and attic. The amount of belongings often matters more than square metres alone.

2. Location and access

A building without a lift, narrow stairwells, a long carrying distance or difficult parking increase the amount of work. A ground-floor home you can drive up to is faster to clear.

3. How detailed the sorting is

Some customers want everything gone through carefully, with valuables, documents and photographs set aside. Others just want a quick full clearance. The more detailed the sorting requested, the more time the work takes.

4. Additional services

End cleaning, window cleaning or handling of special waste may be included separately. When you order clearance and end cleaning from the same provider, the whole is often smoother and more affordable.

5. Timeline

Urgent work, or evening and weekend work, may affect the price. A flexible timeline gives room to manoeuvre and can keep the price more moderate.

Indicative prices

While the exact price always comes from the assessment, many find rough starting prices useful. See current starting prices on our prices page. Remember these are indicative: a reliable provider always gives a fixed written quote before the work begins, so there are no surprises on the invoice.

How you can reduce the cost

Household tax credit

For some home-related services it may be possible to claim the household tax credit (kotitalousvähennys). The conditions should always be checked with the Finnish Tax Administration.

A realistic timeline

If you are not in a hurry, a flexible timeline gives the provider room to manoeuvre, which can show in the price.

Why a fixed price is worth it

A fixed, written price states in advance exactly what the service costs and what it includes. This is especially important in an estate, where costs are shared among the shareholders and everyone should know the sum in advance.

Always request a free assessment

Because the price depends on so many factors, the most accurate way to find the cost is to request a free assessment. You can also send photos of the home, so the assessment can be done without a visit.

Summary

The price of an estate clearance is formed by the size of the home, the amount of belongings, the location, the detail of sorting, additional services and the timeline. Costs can be reduced by checking the household tax credit and keeping the assignment clear.
